We’ll discuss your property goals (revenue targets, personal use plans, timeline), walk through your property’s condition and location, review our services and how they apply to your situation, answer all your questions, and provide transparent pricing. Most consultations are 45 minutes, either in-person or virtual.

Most properties are live and taking bookings within 2-3 weeks. This includes professional photography, listing creation and optimization, pricing strategy setup, cleaning team coordination, and guest communication systems. If you need turnkey setup (furnishing, staging), timeline depends on the scope but we’ll give you a clear schedule upfront.

We manage both! Our services include short-term vacation rentals (Airbnb, VRBO), long-term residential rentals (annual leases), and turnkey property setup for new purchases. Many owners start with one type and expand as their portfolio grows.

Yes. We coordinate all maintenance through our trusted contractor network. We handle routine maintenance proactively (changing filters, seasonal inspections) and respond quickly to any issues that arise. For emergency repairs, we act immediately and notify you afterward. For larger repairs, we provide you with options and recommendations before proceeding.

We provide 24/7 guest support for urgent issues. For true emergencies (plumbing failures, lockouts, safety concerns), we respond immediately—usually within 30 minutes. For non-urgent requests, we respond within a few hours. Our goal is to solve problems before you even know they happened, but we keep you informed on anything significant.

Absolutely. We work around your personal use schedule. Just let us know when you want to block dates, and we’ll coordinate cleaning and calendar management. Many of our vacation homeowners use their properties several times a year—we make it seamless.

We have a simple policy: if you’re not satisfied, let us know and we’ll make it right. Most issues come down to communication or expectations, which we can fix quickly. Our management agreements are month-to-month or have reasonable termination clauses—we earn your business every month through quality service, not through contracts that trap you.

Our pricing depends on property type and services needed:

Short-Term Rental Management: Typically 20-25% of gross rental revenue. This includes all guest communication, booking management, pricing optimization, cleaning coordination, maintenance coordination, and our cycling concierge services.

Long-Term Rental Management: Typically 8-10% of monthly rent, plus one-time leasing fee when placing new tenants.

Turnkey Property Setup: Custom pricing based on scope (furnishing, staging, photography, listing creation). We’ll provide a detailed proposal during your consultation.

No. We’re completely transparent. Our management fee covers all our services. You pay separately for actual costs like cleaning, maintenance, and repairs—but we coordinate those vendors and often get you better rates through our relationships. We never mark up vendor services or take kickbacks.

This keeps everything transparent—you see exactly what you’re paying for. We coordinate all vendors and often negotiate better rates than you’d get on your own.

Our fees typically pay for themselves through better performance. We drive higher occupancy through cycling tourism positioning, optimize pricing dynamically (most self-managers undercharge), prevent expensive emergency repairs through proactive maintenance, save you 10-15 hours per week in coordination time, and provide professional guest experience that drives 5-star reviews and repeat bookings. We guarantee 24-hour response time to any owner communication. We guarantee monthly financial reporting and property updates. We guarantee professional service that treats your property like our own. What we don’t guarantee is specific revenue numbers—too many variables (market conditions, property quality, seasonality)—but we do guarantee we’ll actively work to optimize your performance.

We use dynamic pricing based on local market demand, seasonal patterns, NWA event calendar (especially cycling events), your property’s unique features, competitor analysis, and occupancy optimization goals. Pricing adjusts regularly—sometimes weekly—to maximize your revenue. We don’t “set it and forget it.”

Short-term rentals: We or our cleaning team visually inspect after every guest checkout. We do thorough documented inspections monthly. Long-term rentals: Quarterly inspections with photos and reports. We also inspect proactively if we notice anything concerning or before/after major weather events.

We coordinate the repair through our trusted contractor network. For minor issues under $200, we typically just handle it and include it in your monthly report. For larger repairs, we’ll contact you with options and recommendations before proceeding (unless it’s an emergency that can’t wait). We get competitive pricing and oversee the work to ensure quality.

We don’t handle property tax payments—that stays between you and the county. For insurance, we require you to maintain proper coverage (short-term rental or landlord policy depending on property type). We can recommend insurance agents who specialize in rental properties if needed.

Yes. You get monthly reports showing occupancy rates, revenue breakdown, expenses, guest reviews and feedback, maintenance completed, upcoming calendar, and market trends. You can also request information anytime—we typically respond within a few hours.

No problem. We’ll work with your real estate agent to show the property, coordinate access for showings, provide performance data to support the sale, and maintain management until closing. Many buyers actually see professional management as a plus—it shows the property’s income potential.

We review guest profiles and booking history, require verified ID through booking platforms, communicate pre-arrival to set clear expectations, and use our judgment based on experience. We decline bookings that raise red flags (brand new accounts, local bookings for same-day, vague communication). Our guest acceptance rate is around 95%—we’re not overly restrictive, just smart.

We provide personalized trail recommendations based on skill level, current trail conditions and seasonal highlights, bike shop partnerships for rentals/repairs/discounts, maps and guidebooks at the property, coordination of bike transport or storage, and local insider knowledge (best post-ride coffee, restaurants, breweries). This expertise drives better reviews and repeat bookings.

We respond to issues immediately while the guest is still there—most problems can be fixed before they become bad reviews. For complaints, we apologize, solve the problem, and often offer compensation if warranted. For reviews, we respond professionally to every review (good and bad) within 24-48 hours. Bad reviews are rare when you’re proactive, but when they happen, we handle them gracefully.

We recommend property-specific amenities based on your target guest and budget. Common additions: Trail maps and local guides, coffee/tea service, basic toiletries, bike cleaning supplies, first aid kit, and local discount partnerships. We’ll advise on what amenities have the best ROI for your property type and location.

You’ll receive monthly performance reports and property updates. We’ll contact you immediately for emergencies or major issues. For everything else, we handle it and include it in your monthly report. You can also reach out anytime—we guarantee 24-hour response to owner communications, but usually respond much faster.

We’ll discuss it. We make day-to-day operational decisions (minor repairs, guest issues, pricing adjustments) because that’s what you hired us for. But you’re the owner—if you disagree with our approach, we’ll adjust. The best owner-manager relationships are collaborative, not dictatorial.

For short-term rentals, we handle all guest communication to maintain consistent professional service and ensure nothing falls through the cracks. You’re welcome to send a welcome message if you’d like, but operational communication goes through us. For long-term rentals, you typically don’t communicate with tenants—that’s our job—but we keep you informed of any issues.

We’ll tell you honestly in the initial consultation. We don’t take every property—if we can’t add value or if your expectations don’t align with what we deliver, we’ll say so upfront. We’d rather be honest and part as friends than take your money and underdeliver. If issues arise later, we’ll address them directly and professionally.

Our agreements are typically 12-month terms with 30-60 day termination clauses. We’re not interested in trapping you in a contract—we earn your business through quality service. If you’re unhappy, we want to know and fix it, not hold you hostage.
