$3,361 in the first month represents nearly double what the property was generating as a long-term rental. That number came with 66% occupancy — strong for any STR listing, and particularly strong for a brand-new listing still building its review history on the platform.

The all-5-star review record matters as much as the revenue figure. On Airbnb and VRBO, review history directly affects your listing’s visibility and your ability to command higher nightly rates. A Note on Timing

Short-term rental listings typically take 3-6 months to fully mature. As a new listing builds review history and the platform algorithm learns its performance, both occupancy and average daily rate tend to increase.
